Hidden Hills Community

The City of Hidden Hills is nestled between the western foothills of the San Fernando Valley in Los Angeles County and the Ventura County line, California, just north of the Ventura freeway and west of Woodland Hills. The population is 2,042 residents in an area of just under 2 square miles with 540 single family homes.

Our governmental offices and Community Association provide many services to our residents which are detailed on this web site. It is our hope that through this newest form of communication, we will be better able to provide timely and useful information, provide another medium to communicate with City representatives and staff, and allow us the opportunity to introduce ourselves as a community.

Patrols, gated fences, and security cameras make Hidden Hills highly protected, and isolated, from the outside world. The security has given Hidden Hills one of the lowest crime rates anywhere, typically less than a dozen incidents a year. Many people move from Beverly Hills and other Westside, Los Angeles communities for the lover crime and traffic rates, and community feeling of Hidden Hills.

One of the things people really like about Hidden Hills is it doesn't feel like you’re living in Los Angeles.

Hidden Hills Culture

The schools, the security and the rural environment with its horse trails make Hidden Hills a perfect family neighborhood. Residents of Hidden Hills compare it to an idyllic suburb of yesteryear, a true community where kids feel safe playing in the streets and everybody knows each other, except for some of the celebrities who crave privacy. It’s one of those communities you move in to and never want to leave.

Hidden Hills History

Hidden Hills was built in the 1950’s and incorporated as a city in 1961. The City of Hidden Hills was founded by A.E. Hanson in the late 1950’s and
incorporated on October 19, 1961.

Hidden Hills Housing

There are 628 homes and now only 20 vacant lots, all in about 2 square miles of land. Just fewer than 2,000 people live there. Hidden Hills is the most exclusive, priciest community in the San Fernando Valley, home to celebrities and CEO’s, a place where a house that sells for $1 million is considered a fixer-upper.

The median price of a home sold in Hidden Hills in 1999 was $1.2 million, up from $909,000 in 1998, according to the real estate research firm Acxiom/DataQuick. But most homes go for $1 million are bought for the land, so builders can tear down the houses and put up much larger estates.

Imagine living in a house with six bedrooms, nine bathrooms, a walk in cigar humidor, a gift-wrapping room, and 10 or so other rooms for whatever your needs, a pool, with a pool house, a barn, and horse stables. That’s only a glimpse of Joseph S. Kaplan’s house in Hidden Hills, the most expensive sold in the San Fernando Valley last year, with a price tag of more than $5.5
million. The house itself is a roomy 13,000 square feet. By comparison with the 1,557 square foot home that was the median sold in the Valley last year, according to Acxiom, the home is quite large, and typical of homes available in Hidden Hills. This home has nine bathrooms, and four bedrooms, plus about a dozen other rooms for uses ranging from separate offices for Joe and Judi to a small gift wrapping room.

The home mixes the look of an old-fashioned New England farmhouse with the latest in modern perks. It has porches, balconies, and fireplaces everywhere. The backyard has a pool with beachfront entry, meaning there is no edge at the shallow end; it just slopes gradually to ground level. It also is designed and landscaped to look like a pond, for a more natural feel, and has an adjacent Jacuzzi. The backyard also has seven horse stables, a two bedroom guest house, pool house and a barn imported from Kentucky because it looks old Judi Kaplan said. The backyard also has 10 speakers throughout, giving it concert like sound and will soon have a tennis court. It's perfect for entertaining for groups of friends ranging from 20 to 100. the house also has two three car garages and a gold fishpond in the front veranda.

Most Hidden Hills residents name their homes. The Kaplans chose "Dreams Come True", expressing their own feelings about their success. Like many buyers driving the latest luxury-housing surge, the Kaplans are a young family that has seen sudden success in the booming economy. They were attracted by the larger property size and the safe, friendly feeling of Hidden Hills.

Hidden Hills Lifestyle

Residents enjoy a city that has preserved a country way of life that has nearly vanished from the surrounding communities of Southern California. It boasts an authentic bucolic atmosphere as witnessed by the absence of sidewalks and street lights. The existence of white three rail wooden fences, corrals, barns, natural rustic equestrian trails, only one school and 1/3 of a traffic signal tell visitors that this is a truly special place to live. Its beautiful and peaceful ambiance make it a treasured rural component of Los Angeles County and one example of small town Southern California living at its finest.

Hidden Hills Nature

The community has a strong back to nature attitude, with horse trails throughout the neighborhoods, not to mention the occasional coyote and snake in the backyard. Houses are large, but most aren’t overwhelming. On weekends, children set up lemonade stands on the corners.
